Treasure Island's New $21.8M Restaurant Wants Vegas to Help Shape Its Opening

Getting any restaurant off the ground, whether it’s a hot dog cart on the streets of New York City or a Michelin-star dining experience in Los Angeles, is a Herculean endeavor. For the team behind a new restaurant coming to Treasure Island in Las Vegas, that challenge is coming with a bit of a twist.

The restaurant’s owners are inviting the public to own a piece of the new business, El Corazón, through a crowdfunding effort currently underway. This will offer everyday investors the opportunity to take part in ownership of the restaurant as a prize for getting involved.

Finishing Touches Being Applied…

El Corazón is a 23,000-square-foot luxury Mexican restaurant and events venue that will occupy the space formerly occupied by Señor Frog’s along the Strip at Treasure Island.

The space also includes a 16,000-square-foot events facility on the second floor. The layout of the El Corazón restaurant space will accommodate a full bar, a specialized lounge, late-night music, VIP options, and space for private dinners, events, conventions, and weddings.

Because of the property’s position in the middle of the Strip, Treasure Island believes this business will do extremely well for them, as 85,000 people pass through their location each day. The venue also sits across the street from the Palazzo and Venetian, next door to the new Hard Rock Las Vegas. It’s also just a short drive away from Wynn and the Sphere, one of the busiest corners in the entire Strip.

Jonathan Fine, a native of Las Vegas, is leading the project through Fine Treasure LLC. The company founded El Corazón in May 2025 and has a portfolio of restaurants and bars, which includes the PBR Bar at Planet Hollywood, which brought in $22 million+ in its final year.

“I don’t build the coolest bars in the city. I build the ones the most people want to go to,” said Fine. “El Corazon is the biggest project of my career; on the best corner I’ve ever had. And the people who packed those rooms for the last 20 years can own a piece of this one. That’s my favorite part of the whole deal.”

All of their restaurants serve more than 1 million meals in Las Vegas, including The George Sportsman’s Lounge at Durango Casino and the seven-location local PKWY Tavern chain. He was previously named Entrepreneur of the Year by the Small Business Administration.

Drive to Opening Day

El Corazón has already signed a 10-year lease and carries a $21.84 million valuation, according to its public offering filing. While the finishing touches are being put on El Corazón, there are still some financial considerations to wrap up before the opening in January.

The company is raising capital through a Regulation Crowdfunding campaign, with a minimum funding target of $249,999.36 and a maximum of $4.99 million, with proceeds going toward facilities buildout, marketing, and legal and professional fees.

This is where the crowdsourcing comes into play, as shares in El Corazón are being offered to the public. A single share costs $1.56, but the minimum investment to become a Las Vegas restaurant owner is $546.

Larger investment tiers unlock additional perks, including bonus stock ownership, preferred seating in the restaurant and lounge, free bottle service, and terrace access for Las Vegas Grand Prix Formula 1 festivities. These different investments will offer a true “high roller” experience for the potential investor.

El Corazón is coming to life at a time in Las Vegas history when gambling is no longer the city’s main money maker. In the 1980s, gambling accounted for roughly 58.6% of Strip business revenue. By 2025, gambling revenue has compressed even further to account for just 26.1% of the total $21.1 billion generated on the Las Vegas Strip. Hotel operations, food, beverage, and other amenities have solidified their dominance by commanding the remaining 73.9% share.

The opportunity to get in on the ground floor of a Las Vegas restaurant operation won’t last forever, however. The window to invest in El Corazón closes on Sept. 24, ahead of the restaurant’s targeted grand opening in January 2027.
