Downtown Grand Sale Lined Up, Casino Operator to Stick Around

LAS VEGAS – Downtown Grand finally has a buyer after years of sales rumors, The casino, located one block north of the Fremont Street Experience in downtown Las Vegas, has been in search of a buyer after defaulting on a loan earlier this year.

According to the Las Vegas Review-Journal, the sale of Downtown Grand isn't a done deal, even though the buyer signed an agreement to purchase the assets and deposited $2.7 million into escrow. The hearing to make the sale official is set for Sept. 22, 2026.

Vegas Ventures Set to Purchase Property, Run Hotel

According to court records, the buyer is Vegas Ventures LLC, a newly formed company based in Massachusetts and managed by William "Bill" Keravuori, founder of Boston real estate development firm Able Company. The final sale price has not been announced.

The process started Tuesday, when Paul Huygens of Province LLC filed a motion seeking approval of the sale from a Clark County District Court judge. It must also meet certain conditions from Nevada gaming regulators.

If the sale is approved, Fifth Street Gaming will continue to operate the casino as it has since Downtown Grand opened in 2013. Vegas Ventures will run the hotel and restaurants or hire an outside company to do so.

Huygens is the court-appointed receiver who oversaw the sales process, which took almost eight months. By April, he had circulated information about Downtown Grand to more than 150 potential buyers.

Keravuori is also listed as the company's resident agent. Able Company doesn't have a history in the casino business. Most of its projects have been retail and industrial developments.

It will be business as usual for guests at Downtown Grand while the sale goes through the approval process. Once the sale is approved, casino operations should be seamless, as the same company will oversee Downtown Grand's gambling operations.

How Fifth Street Gaming Runs the Show

Fifth Street Gaming has overseen casino management at Downtown Grand since day one. The casino is still listed as its flagship venue on the company's website.

Fifth Street Gaming oversees most of the guest experience on the casino floor, including minimum bets and table game rules, slot machine returns, video poker paytables, rewards programs, and more.

Even though the company is in charge of the casino rules, it ultimately works for the owner, who may tell it to change rules and payouts to maximize revenue. Of course, it can't go crazy rigging games for the owner because it operates under the same Nevada gaming regulations as all casino operators.

This is important to remember as the Downtown Grand casino floor has changed frequently over the past decade.

Downtown Grand is a 20-second walk from the Fremont Street Experience, but based on the number of players in the casino, it sometimes feels 20 miles away. Between the number of casinos, free entertainment, and easy access to adult beverages every few feet, it's easy to get sucked into the Fremont Street Experience vortex.

Downtown Grand is one of the few casinos in the area with $5 minimum bets for table games. However, they’re only open at the Downtown Grand part of the day:

  • Monday-Thursday: 11 a.m. to 3 a.m.
  • Friday: 11 a.m. to 5 a.m.
  • Saturday: 10 a.m. to 5 a.m.
  • Sunday: 10 a.m. to 3 a.m.

The casino has always tried to offer a different experience from some of the others nearby, and now it's currently focusing on low rollers.

Slots, video poker, and electronic table games are available 24/7 since they don’t require dealers. While table game minimums are low and blackjack rules like 3:2 payouts are fair, the video poker paytables aren’t very player-friendly.

Downtown Grand's Many Identities

The Downtown Grand casino has gone through various phases as it tries to find its niche in the community. In its early years, it tried a variety of gambling methods, such as outdoor blackjack on 4th Street and a unique game called street dice.

The concept of a casino with a block-party atmosphere and year-round outdoor gambling didn’t go over as well as expected, and it ended quickly. 

When esports became a new trend in gaming, the casino added a venue where guests could play. The casino also took the first esports bet in Nevada. While esports and gambling on the contests are popular around the world, they never took off in Las Vegas.

There was also a time when the casino focused on high rollers, with numerous high-limit lounges launching and closing. The most recent high-limit lounge closed in 2023 to make way for the only Caesars sportsbook in downtown Las Vegas.

During its 13 years in operation, Downtown Grand's casino experience has been in near-constant flux. Perhaps a new owner will bring enough focus to create the kind of consistency guests can count on.
